A dilapidations claim isn't a wishlist. It's a properly evidenced statement of the tenant's liability under the lease.

Dilapidations work is about the gap between a commercial lease's repairing obligations and the actual condition of the property at the end of the term. We work for both sides of that conversation.

Schedules of condition.

Taken at the start of a lease, a schedule of condition records exactly what the property looked like on day one. It limits the tenant's repairing liability to that standard at the end. We prepare these with the photography, annotations and detail needed to hold up years later.

Schedules of dilapidations.

  • Interim schedules served during the lease term, where breaches need addressing now
  • Terminal schedules served at or near lease expiry
  • Final schedules issued once the tenant has vacated
  • Quantified demands setting out the cost of remedial works
  • Section 18 valuations capping the claim by reference to diminution in value

Negotiation & settlement.

Most dilapidations claims settle. The job is to get to a fair settlement efficiently, without burning fees on points that don't move the dial.
